We act as intermediaries for six apartments in two Umbrian country houses: La Pietraia and Il Fienile. Both houses have swimming pools, which are available for our guests.   La Pietraia and Il Fienile are located a few kilometers from Panicale, one of the most beautiful villages in all of Italy. This charming, medieval town, which overlooks Lake Trasimeno, offers all the modern amenities: boutique shops, grocery stores, bakeries, restaurants, bars/cafés, a bank with an ATM, a post office, a pharmacy and a doctor. Panicale even has its own theatre where plays and concerts are performed. The only thing we’re lacking is a dentist. But the good Roger Dalton has his surgery in the near by village. The country houses were restored in 2007. They are outfitted with modern conveniences, as well as updated interior decorations. During the restoration process, the owners took great care to preserve the historic beauty of the houses. The houses are sized perfectly to host small or large parties; guests have even celebrated weddings and anniversaries at our country homes!

LA PIETRAIA

 
La Pietraia is 20 minutes walking distance from Panicale. The house contains three apartments, each with 4 – 6 beds. If you require more sleeping space, each apartment is equipped with a double sofa bed in the kitchen/sitting room.

The apartments:
1. La Rosa: Two-story apartment with three bedrooms, full bath and a spacious kitchen/sitting room. Accommodates 6+2 persons.
2. La Camelia: Ground floor one-story apartment with two bedrooms, full bath, half bath, and a kitchen/sitting room. This apartment is handicap accessible. Accommodates 4+2 guests.
3. Il Mandorlo: Upstairs one-story apartment facing the pool. The apartment has two bedrooms, full bath and kitchen/sitting room. Accommodates 4+2 guests.
 
This country house has stunning views of the lake and the green rolling hills. The apartments share a large swimming pool, complete with garden furniture, umbrellas and a BBQ, as well as a common laundry room. Each apartment has central heating and a satellite TV.

The weekly prices for the apartments in this house goes from EURO 700–900 during peak season. During other times the prices goes from EURO 350–700.

IL FIENILE

Il Fienile is a 5 minute drive from Panicale and Paciano. This country house contains three apartments, each with 2–8 beds. The largest apartment is located on the ground floor. To access the other two apartments, which are on the first floor, guests must use an outside staircase. Both upstairs apartments have a terrace with great views. If you require more sleeping space, each apartment is equipped with a double sofa bed.

The apartments:
1. Il Vecchio Forno: This “deluxe” apartment is situated on the ground floor with three bedrooms, two full baths, a separate dining room, living room and kitchen, complete with a breakfast table. The apartment has its own laundry room.  This apartment is handicap accessible. Accommodates 6+2 guests.
2. Il Vecchio Camino: This apartment has one bedroom, full bath, and a spacious kitchen/sitting room with an enormous fireplace. Accommodates 2+2 guests.
3. Il Vecchio Granaio: This apartment is the smallest in the building and consists of a bedroom, full bath and a kitchen/sitting room.
 
In general:
Il Fienile is located on a small knoll at the end of a gravel road. The house has fantastic views of Lake Trasimeno, as well as acres of olive groves. This beautiful farmhouse dates from the 15th century.

• Though the building has been restored and redecorated with modern conveniences, we have taken care to preserve its rustic and historic appearance.
• Each apartment has central heating, dish washer, laundry machine and satellite dish with large screen TVs.
• By request, the host will cook and serve a typical Umbrian meal for a reasonable price.

 

The weekly price for the apartments in Il Fienile varies from EURO 550–1.030 during peak season. The price EURO 1.030 goes for 6 guests in the largest apartment. Out side the peak season the prices varies from EURO 450–910. These prices includes one meal which is served at il Fienile. 
 

The owner’s part and ours

We act as the intermediaries for the apartments in La Pietraia and Il Fienile. And we are also the contact for our guests before and during their stay.

The owners of the premises are responsible for the maintenance and safety of the apartments. All complains concerning fails and dissatisfactions are to be handled by the owners. We will however assist you for improvements.
